This apartment is an old building in the heart of Manitou Springs and has a fantastic location –

Look out your windows to see: The Town Clock, Pikes Peak, The Incline and busy and interesting Manitou and Canon Avenues.

Given the location in the business district of Manitou – the location should be considered “urban” or city. Plenty of restaurants and city parks nearby.

The first floor of the building is the non-profit Rockey Art Museum.

One occupant lives on the first floor – the manager of the museum which  is open to the public only on Fri-Sat-Sun 11-5pm. Otherwise Quiet.

The Upstairs 3rd Floor Apartment is occupied by a single working female & Manitou City Council member and her pet dog.

Here is the  overall layout of the apartment which takes up the entire second floor of the building – so there is lots of space in this apartment.

There is no dishwasher in the kitchen.
The stove is a newer gas stove. The refrigerator is a newer and large.
All windows have curtains in place.

The apartment was just renovated in December 2023 – with many upgrades and refinements.

Parking is a challenge – The Landlord DOES NOT provide parking.

Parking Recommendations: It is recommened to obtain a parking permit for the nearby “Witchita” City Parking Lot = https://www.manitouspringsgov.com/562/_Parking-Mobility

Parking on Canon Ave (front of building) is free (unmetered) from 6pm to 7am each evening. Parking on Canon Ave is metered. Kiosks or Cell phones can pay for parking on an hourly basis during day time hours. Note: The first half hour is free and can be renewed once per day.

Unfortunately there is no “Manitou Resident Parking Only – Permit Required” – parking available for many residents in commercial buildings along Canon Avenue. Do Not park in back of the building – Business Owners are very territorial about any parking in their spaces – at any time.

Wichita Parking Lot is nearby. Approximately 12 downtown residents park in this lot overnight / during the day.

Laundry – There are no laundry facilities in the apartment or the building.
Manitou’s Coin Op Laundry is 3 blocks away at 521 Manitou Ave.
